At Magnolia Real Estate Management, we believe that good relations with both clients and tenants are built not only on great service, but on clear and complete disclosure of all fees and services from day one. Here is a summary of our pricing.

Standard Property Management Fees:

  • New property acceptance fee – $150
    (covers standard advertising package to market rental)
  • Tenant procurement fee – 1 month’s rent
  • Monthly management fee – 8% of monthly rent
  • Renewal fee (same tenant remains past 12 months) – ½ month’s rent
  • Opening contingency deposit for maintenance – $400

Optional Management Fees:

Fees for these options vary based on the individual property requirements, and will be quoted on a case by case basis. In all cases, Magnolia Real Estate Property Management will obtain quotes from the best qualified service providers, and upon approval, charge a supervisory fee of 20%.

  • Premium advertising programs
  • Property clean-up and rehab prior to rental
  • Pre move-in cleaning
  • Ongoing maintenance including:
    • Lawn care
    • HVAC periodic maintenance
    • Gutter cleaning (seasonal)
    • Chimney cleaning (seasonal)

Optional Service Fees:

  • Replacement appliance procurement and installation
  • $50/HR shopping fee plus installation charge + 20%
  • Attending site meetings with contractors for non-emergency repairs, estimates, etc. $50/HR
  • Performing periodic manager’s property evaluation of interior and exterior. Includes written evaluation of apparent condition, observed defects, and photographic record. The report also includes management pricing opinion, and comparative market analysis. This service does not include legal survey, appraisal or engineering reports. $100
